Good questions!

在这里给大家一点解释吧，这两个mortgage都是5年的固定利率，最大的两个区别是：

5yr fixed closed的最长摊还期是35年，而5yr low rate fixed closed的最长摊还期只有25年，在这种情况下，贷同样数量的贷款，25年摊还期的月供款当然要比35年摊还期的要高很多了，所以一部分的申请人就可能因为收入不够高，而无法承担起在25年内就还清贷款的合同，自然也就拿不到3.79%的利率。

另外，5yr fixed closed的prepayment政策是“20+20”，即“每个月历年度可预还本金的20%，每个月利年度可增加每月供款额的20%”。但是5yr low rate fixed closed的prepayment政策只有“10+10”，即“每个月历年度可预还本金的10%，每个月利年度可增加每月供款额的10%”。

还有一些其他的小差别，不过那些问题都不大，这两条是最大的差别。

所以不是所有的人都能够或愿意要5yr low rate fixed closed的。

最后小提示：3.79%是银行能做到最低的了，4.09%还是有价讲的，直接跟银行联络，你可以查询5yr fixed rate的最好利率到底是多少。
