Main functions: Build up and lead a team to research on the market to explore opportunities and generate insight, interpret data;
Negotiate with cooperating investors on investment rate and managing authority rate; discuss the investment return estimations and report to CEO and provide suggestions on cooperation possibilities;
Coordinate with the cooperation partner on project empoldering, such as land bidding, project proposing, designing proposals, contracting, inspection and acceptance and market promotion etc.
Review and evaluate the land purchasing proposals, pre-construction proposals and expectation project proposals and budget plan, provide adjusting recommendations if needed and report to the CEO for approval;
Participate in the land bidding proposal meeting to discuss the bidding price budget and bidding strategic plans and oversee the implementation;
Lead and attend weekly and monthly conference meeting (on-line or on site) to review and oversee the project progress status and ensure alignment, timeliness and quality control;
Participate in quarterly project top management meeting with involved participants, project partner developer, construction contractors, sub-contractors, designing engineers, and construction engineers regarding previous and upcoming decisions;
Plan and organize the project ending process, quality inspection and acceptance and ensure the quality and validity;
Coordinate with the investment partner to build up estate management office;
Responsible for representing the company as main contractor to business partners and construction contractors;
Responsible for learning the details of Canadian real estate development industry and keep on a timely knowledge with the market trend both in Canada and overseas;
Constantly research on the market and develop the strategies to seek new opportunities in other cities of China;

Detailed description: Dava Development Ltd. of the Chung’s Group is planning to invest in real estate projects in China, and the first target market is Dalian in China since the company has captured some good opportunities in this rapid developing city. The Overseas Development Project Direcotr will lead a team to explore and develop the opportunities and to coordinate with the Chinese cooperation partner. The ideal candidate of this position must have demonstrated in-depth knowledge of Chinese real estate industry and market characteristics in China, who is able to provide real estate development project organizing and directing expertise as well as a market perspicacity of real estate development industry wherever the market is.

Education
Level: University
Details: University degree or diploma in Engineering/Business Administration or in field related to real estate development or construction;
Working experience
Minimum experience required: 5 years
Qualifications required: Over 5 years managerial experience in real estate development field or construction management, years of construction project management experience is plus;
Over 5 years practical experience with extension knowledge of Chinese real estate development project and the market characteristics change; a network with construction material suppliers is asset.
Practical experience of reviewing construction blueprints;
Hands-on experience of preparing and reviewing project proposals;
Proven and in-depth knowledge of real estate development projects exploration and management with a background of Chinese real estate development industry;
Knowledge of general construction rules and regulations, fire safety requirements etc.;
Strong knowledge of projects quality inspection and acceptance procedures;
Solid knowledge of construction material supply in China;
Excellent organizing, communication, interpersonal skills;
Network or personal relationship with some Chinese real estate developer is plus.
